Choosing who builds or designs your home is one of the highest-stakes decisions you’ll make as a homeowner — and one where the actual quality of a firm can be genuinely hard to judge from a portfolio and a sales conversation alone. These seven questions are designed to surface the answers that matter, not the ones that are easy to say.
1. Who Is Accountable If Something Goes Wrong?
This is the single most revealing question you can ask. If the answer involves “well, that would depend on whether it’s a design issue or a construction issue,” you’re looking at a split-accountability model with all the coordination risk that comes with it. A design-build firm should be able to answer simply: we are, for all of it.
2. Can I See Examples of Work in This Specific Region?
Generic portfolio photos don’t tell you whether a firm understands Northeast India’s hill terrain, seismic requirements, or monsoon climate. Ask specifically for examples of work completed in this region, and ask what site-specific challenges came up and how they were handled. A firm with genuine regional experience will have specific stories, not vague reassurance.
3. How Is Pricing Structured, and What’s Included?
Ask for a breakdown, not a single number. What’s a firm allowance versus a fixed cost? What happens if you choose a material above the allowance? Is there a contingency built in, and how is it calculated? Vague or evasive answers here are one of the clearest early warning signs of cost surprises later.
4. What Does the Payment Milestone Schedule Look Like?
Payment structured around clear, verifiable project milestones protects you as the client — you’re paying for completed, inspected work, not funding speculative progress. Be cautious of payment schedules heavily front-loaded before meaningful work has happened.
5. Who Will I Actually Be Working With Day to Day?
The person who impresses you in the sales meeting isn’t always the person managing your project on site. Ask specifically who your point of contact will be throughout construction, and how often you can expect site updates or walkthroughs. This answer tells you a lot about what the actual experience of the project will feel like.
6. How Do You Handle Site Assessment for Terrain and Seismic Risk?
This is especially important for hill-terrain sites or any structural work in this seismic zone. A firm that can describe a specific site assessment process — soil testing, slope analysis, seismic engineering review — is treating this as genuinely important. A firm that waves the question off as “we handle all that” without specifics is worth questioning further.
7. What Happens After Handover?
Ask specifically about warranty period, what it covers, and how post-handover issues get addressed. A firm confident in their work’s quality should have a clear, specific answer here, not a vague “we’ll take care of you” without defined terms.
Reading Between the Lines of the Answers
Beyond the specific content of each answer, pay attention to how they’re delivered. Clear, specific, confident answers — even to difficult questions — are a good sign. Vague reassurance, redirected questions, or answers that only address part of what you asked are worth noting and following up on directly before you sign anything.
